WHY AM I LOOKING FOR PARTNERS?
I have identified a Real Estate Investment company that I have been working with for the last 2 years, in which I have partnered with on 2 deals and looking to invest on more properties with them.
In order to do so I need to raise a substantial amount of money, which is why I need partners.
HOW DO WE PARTNER WITH THEM?
We will put up the Down Payment funds needed to close deals.
On Investment properties, banks will only lend a certain amount:
Commercial - 70% LTV
Residential - 80% LTV
Therefore the investors have to raise the Capital needed for the down payments. So they come to people like me seeking funds. This has created a unique opportunity for us to partner up with them on some great deals.
WHY SHOULD YOU JOIN ME?
Other than having first hand knowledge in Real Estate for over 20 years, this is an incredible opportunity to take advantage of this current RE Market over the next couple of years.
I also have direct access to the owners of the investment company in which I'm talking about. We have a mutual relationship and know how to work together. This gives anyone in my investment company access to great deals.
TYPES OF PROPERTIES
Multi Family
These investments are good because it is very easy to raise the Rent Roll which in turn raises the value of the Building.
Mobile Home Parks
These properties are basically large lots that house Mobile Homes/Trailer homes.
These investments are particularily good because they are like apartment buildings but with less maintenance.
Portofolios
These are investments where you buy multiple properties together. For example: 2 Family house plus (2) 3 Family houses. So that would be a portfolio of 3 houses (8) apartments.
